What's included
A condo renovation is a normal renovation with a layer of building administration on top. The difference between a smooth job and a stalled one is usually whether that layer was handled before anyone turned up with tools.
Planned before the start date, not during.
We will tell you which of these apply to your unit at the site visit.
Our work
Condo-specific photography is thin — these are finishes from a house we recently completed, shown so you can judge the standard rather than the setting.

Reserved: our next unit, before and after.
Reserved: tile, fixtures and finish.
What it costs
We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:
Working with us
We measure, check drainage and grade, and talk through what you actually want. Free, and no pressure to sign anything.
Scope, materials, base depth and price in writing. You'll know exactly what's included before a shovel moves.
Ontario One Call locates booked, materials ordered, start date confirmed. A realistic window, not an optimistic one.
Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.
We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.
Questions
Yes, and it is most of the administrative work. Buildings normally require a renovation application, proof of insurance naming the corporation, an elevator booking for deliveries and debris, and set working hours. We plan the sequence around those constraints rather than discovering them on day one.
Typical ones: work hours limited to weekdays, no core drilling without approval, no changes to anything that touches the building envelope or common elements, flooring underlay specified by the corporation for sound transmission, and all material moved through a booked service elevator.
Rarely without significant cost, and never without approval. Condo drains are usually cast into the slab, so relocating a kitchen sink or a toilet is a structural and legal question, not a plumbing one. Layouts that keep the wet points where they are get done faster and cheaper.
A kitchen and bathroom refresh with flooring and paint typically runs three to five weeks. Elevator booking windows and restricted work hours are usually what extends it, not the work.
Yes — turnover work between tenants is some of the most straightforward work we do, and a fast, clean turnaround is worth more to a landlord than a slow perfect one.
