Structure
- Footings below the 1.2 m frost line
- Ledger properly fastened and flashed
- Joist spacing to the span tables
- Permit drawings where height requires it

FOUR40 builds pressure-treated and composite decks across Markham, Richmond Hill, Aurora, Vaughan and Stouffville — footings below the 1.2 m frost line, framing to code, and permits handled where the deck height requires one. Free on-site estimates.
What's included
Same principle as the driveways: the visible surface is the easy part. Footing depth, ledger attachment and flashing are what decide whether it's solid in ten years.
Our work
Pressure-treated framing, black aluminum pickets, stairs and landings — and a gazebo platform shown from the gravel pad up.

Reserved: footings below the frost line and joist layout on the next deck build.
Footings, framing and composite sets are going up here as those jobs finish — see the rest of our work in the gallery.
What it costs
We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:
Working with us
We measure, check drainage and grade, and talk through what you actually want. Free, and no pressure to sign anything.
Scope, materials, base depth and price in writing. You'll know exactly what's included before a shovel moves.
Ontario One Call locates booked, materials ordered, start date confirmed. A realistic window, not an optimistic one.
Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.
We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.
Questions
Generally yes once the walking surface is above roughly 600 mm from grade, and the exact threshold and setback rules vary by municipality — Markham, Richmond Hill, Vaughan and Whitchurch-Stouffville each publish their own. We confirm which applies to your build and factor the permit into the schedule rather than discovering it halfway through.
Pressure-treated costs meaningfully less up front and needs cleaning and staining every couple of years. Composite costs more to install and effectively nothing to maintain, holds colour, and doesn't splinter. Over a ten-year horizon they land closer together than most people expect — the honest question is whether you'd rather pay now or maintain later.
Below the frost line — in this region that means roughly 1.2 m. Footings that stop short are the reason decks lift and rack after a hard winter, and it's the part nobody sees on a finished deck.
Often, yes. If the frame and footings are sound, re-boarding the surface and replacing railings costs far less than a rebuild. If the structure has moved or the posts are rotting at grade, we'll tell you that rather than boarding over it.
Service area
Close enough to come back if something needs attention — which matters more than it sounds.
