What's included

The window is manufactured. The installation is not.

Every window on the market is made in a factory to a consistent standard. What differs between two quotes is what happens in the 20 mm around it — and that is the part that decides whether the wall stays dry.

Windows

  • Retrofit or full-frame to suit the opening
  • Low-E, argon-filled double or triple glazing
  • Sill pan and flashing detailed properly
  • Low-expansion foam plus an air seal
  • Interior trim and exterior capping finished
  • Basement enlargements with lintel and well

Doors

  • Entry doors, sidelights and transoms
  • Patio sliders and swing doors
  • Frames shimmed square, not just screwed in
  • Thresholds and sweeps set to actually seal
  • Hardware, deadbolts and strike reinforcement

Where it gets structural

  • Enlarging an existing opening
  • Cutting a new opening in a foundation wall
  • Lintels and headers sized for the span
  • Window wells with drainage to the weeping tile
  • Permit drawings where required

This is the work that makes a legal basement bedroom possible.

What it costs

What moves the number.

Typical range Ask for a figure

We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:

  • How many openings, and their size
  • Retrofit versus full-frame — the single biggest line
  • Glazing package: double, triple, coatings and fills
  • Whether any opening is being enlarged or newly cut
  • Exterior capping and interior trim finish
  • Access — second and third storey work needs staging

Questions

Questions, answered.

Retrofit or full-frame — what's the difference?

Retrofit leaves the existing frame in place and fits the new window inside it. Faster, cheaper, less disruption, and you lose an inch or two of glass. Full-frame (sometimes called brick-to-brick) takes everything back to the rough opening.

Full-frame is the right call when the existing frame is rotten, when there is no insulation or flashing behind it, or when you want the glass area back. It is also the only way to know what is actually in the wall. If a quote does not say which one it is, that is the first question to ask.

Double or triple glazing in Ontario?

Double glazing with a low-E coating and argon fill is the sensible default for most GTA homes. Triple is worth it on north and west elevations, on rooms that stay cold, and anywhere road noise is the real complaint — it is a better sound barrier than it is an insulator.

Look at the U-factor rather than the marketing. The gap between a cheap double-glazed unit and a good one is bigger than the gap between a good double and an average triple.

Does a basement bedroom window have to be a certain size?

Yes. A bedroom in a dwelling unit needs an openable window big enough to escape through, and the Ontario Building Code sets both a minimum area and a minimum dimension in any direction. Most original basement windows do not come close.

Enlarging one means cutting the foundation wall, a structural lintel, and usually a window well with proper drainage — a real job, and the one that most often decides whether a basement can legally have a bedroom in it at all. We confirm the current requirement with the municipality before quoting rather than working from memory.

Do I need a permit?

Not for a like-for-like replacement in an existing opening. Yes for making an opening bigger, cutting a new one, or anything involving a lintel or the foundation wall. Enlarging a basement window is a permit job, every time.

What usually goes wrong with a window installation?

Water management, not the window. The unit is manufactured; the flashing, sill pan, sealing and insulation around it are done on site by whoever showed up. Foam stuffed into the gap with no air seal and no flashing looks finished from inside and lets water into the wall for years.
