What's included
The floor you choose is a preference. Whether it stays flat, quiet and gap-free is decided by the subfloor work nobody quotes in detail.

What it costs
We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:
Working with us
We measure, check drainage and grade, and talk through what you actually want. Free, and no pressure to sign anything.
Scope, materials, base depth and price in writing. You'll know exactly what's included before a shovel moves.
Ontario One Call locates booked, materials ordered, start date confirmed. A realistic window, not an optimistic one.
Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.
We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.
Questions
Engineered is the sensible default in most GTA homes: it takes our humidity swings better than solid hardwood and can be refinished at least once. Solid hardwood is the premium choice above grade in a stable indoor environment. Vinyl plank is waterproof, hard-wearing and the right answer for basements and anywhere below grade.
Usually yes, and it is worth doing. Floating a new floor over an old one raises every threshold and door, hides whatever is wrong with the subfloor, and gives you two floors' worth of problems under one surface.
Flatter than most people expect, and it is the most commonly skipped step. Large-format tile is especially unforgiving — lippage between tiles is almost always a subfloor problem, not a tile-setting problem. Levelling compound before the first tile is cheaper than lifting the floor afterwards.
Sometimes, and honestly often not exactly — species, stain and age all shift. Where a match matters, a deliberate transition at a doorway usually looks better than a near-miss.
