FOUR40 Homes and Contracting (647) 473-3454
Finished backyard at dusk with string lights over the patio

Pot lights, EV chargers, panels, sump pumps and gas.

These are regulated trades in Ontario. FOUR40 plans and coordinates them as part of your project, and the work is performed and certified by licensed contractors with the permit under their own licence. We will tell you plainly which parts of your job this covers.

What's included

We coordinate these. We do not perform them.

Plenty of contractors blur this line. Doing so moves the liability onto them — and onto you — and is exactly the sort of thing that surfaces years later at claim time.

Electrical — licensed contractor

  • Pot lights and switching
  • Panel upgrades
  • EV charger installation
  • Outdoor receptacles and 120 V lighting
  • Hot tub and gate operator feeds
  • Basement suite wiring

ESA notification under the electrician's licence, never ours.

Plumbing — licensed plumber

  • Sump pumps and backwater valves
  • Bathroom and kitchen rough-ins
  • Basement bathroom additions
  • Wet bars
  • Hose bibs

Note that sump pumps and backwater valves qualify for municipal rebates in several GTA municipalities — worth asking about.

Gas — TSSA registered

  • Outdoor kitchen gas lines
  • Gas fire pits and BBQ hookups
  • Gas fireplaces

Easy to overlook on an outdoor living job, and not optional.

What it costs

What moves the number.

Typical range Ask for a figure

We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:

  • Which trades your job actually needs
  • Whether you contract them directly or we do
  • Permit and inspection requirements
  • How much of our own work has to be sequenced around them
  • Whether existing service capacity supports what you want

04

Build

Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.

05

Walkthrough

We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.

Questions

Questions, answered.

Why are these listed if you don't do them?

Because they come up constantly on jobs we are already doing, and because you should hear the regulatory position from us rather than from someone happy to blur it. We coordinate these trades; we do not perform them, and the permit sits under the licensed contractor's number, not ours.

What is an ESA notification and why does it matter whose licence it is under?

Electrical work in Ontario has to be filed with the Electrical Safety Authority under a Licensed Electrical Contractor's own licence number. That detail decides whose insurer responds if there is ever a fire loss. A contractor filing electrical work under someone else's arrangement is a red flag worth walking away from.

Does coordinating cost me more than hiring direct?

Not usually, and it saves you the sequencing. Where you would rather contract the trade directly we will work around them happily — that arrangement lowers your exposure and ours.

Which trades are compulsory in Ontario?

The short list that matters here: electrical, plumbing, gas and HVAC. Most construction trades — carpentry, masonry, tiling, flooring, painting, concrete finishing and landscaping — are voluntary, which is why we perform those ourselves.
