Preparation
- Construction debris cleared
- Subgrade broken up, not left compacted
- Graded to drain away from the house
- Topsoil spread and levelled
Sod on compacted subgrade does not survive its first dry spell.

FOUR40 restores yards after construction across the GTA — graded, topsoiled and sodded so a finished patio does not sit in a demolished yard. Post-construction restoration and new-build yards, not lawn maintenance. Free on-site estimates.
What's included
Hardscape work tears up access routes and edges. Restoration gets quoted with the build rather than left as your problem afterwards.

Our work
Both of these were quoted as one job — patio and yard together, not patio and then a problem.

Reserved: a builder-grade yard finished end to end.
What it costs
We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:
Working with us
We measure, check drainage and grade, and talk through what you actually want. Free, and no pressure to sign anything.
Scope, materials, base depth and price in writing. You'll know exactly what's included before a shovel moves.
Ontario One Call locates booked, materials ordered, start date confirmed. A realistic window, not an optimistic one.
Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.
We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.
Questions
No. We install sod as post-construction restoration — putting a yard back after hardscape work, or finishing a new-build yard that the builder left as bare grade. We do not do mowing, seasonal maintenance or garden care.
Grading, and then topsoil. Sod laid on compacted construction subgrade roots badly and dies in the first dry spell. The yard is graded to drain away from the house, topsoil is spread and levelled, and only then does sod go down.
Lightly after about two weeks, normally after the first mow. The first two weeks of watering decide whether it takes — it is the one part of the job that is genuinely in your hands.
Sod for restoration, almost always. It stabilises the surface immediately, which matters after excavation, and it looks finished the day it goes down. Seed is cheaper and slower and washes off any slope.
Service area
Close enough to come back if something needs attention — which matters more than it sounds.
