What's included

Check the structure before spending money on the surface.

It is entirely possible to spend a week making a structurally unsound deck look excellent. We check the posts and the ledger first and tell you which job you actually have.

Assessment

  • Posts at grade
  • Ledger attachment and flashing
  • Joist and beam condition
  • Footing movement
  • Guard height and stair geometry

Free, and occasionally the answer is a rebuild.

Repair and re-board

  • Surface boards replaced
  • Failed joists sistered or replaced
  • New fasteners throughout
  • Railing repair or replacement
  • Stair tread renewal

Cleaning and staining

  • Cleaned and brightened
  • Sanded where needed
  • Dried to the right moisture level
  • Penetrating stain, not film paint
  • Railings and risers finished

Preparation is most of the labour.

Our work

Structure first, surface second.

Decks we've framed from scratch — the standard a repair and re-stain is measured against.

Posts, ledger and stair geometry — the parts we check before quoting a refinish.
Fresh pressure-treated deck boards run around two mature tree trunks
New board area, before it has weathered. This is the finish a refinish is trying to get back to.

Railings are usually the larger half of a refinish, not the deck surface.

What it costs

What moves the number.

Typical range Ask for a figure

We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:

  • Deck area, and how much of the board area is being replaced
  • Structural repairs found once the boards are up
  • Railing replacement, which is often the larger half
  • Board material if upgrading to composite
  • Cleaning and prep condition of an old, greyed deck
  • Access and height off grade

Questions

Questions, answered.

Is my deck worth saving?

Look at the posts where they meet the ground and the ledger where the deck meets the house. If those are sound, the deck is worth re-boarding and refinishing. If posts are soft at grade or the ledger is not flashed, you are looking at a rebuild and boarding over it hides a safety problem rather than solving one.

How often should a deck be stained?

Every two to three years for pressure-treated in this climate, sooner on a south-facing deck with no shade. The job is mostly cleaning and preparation — a stain applied over a grey, dirty surface sits on top of the dirt and lifts within a season.

Stain or paint?

Stain, almost always, on a horizontal surface. Paint forms a film that traps moisture and peels underfoot; stain penetrates and wears rather than flaking. Paint is fine on railings and risers where feet are not.

Can you replace just the surface boards?

Yes, and it is the most common deck job we do. A sound frame with new boards, new fasteners and new railings is effectively a new deck for a fraction of the cost.
