What's included
Most pre-sale advice is a list of everything that could be done. The useful version is a short list of what changes how the property is perceived, and we are happy to tell you what to leave alone.
We will say so rather than sell it to you.
What it costs
We publish real numbers rather than "it depends" — but only once they're ours to publish. Our written ranges are being finalised; call and we'll give you one over the phone in a minute. What moves the number:
Working with us
We measure, check drainage and grade, and talk through what you actually want. Free, and no pressure to sign anything.
Scope, materials, base depth and price in writing. You'll know exactly what's included before a shovel moves.
Ontario One Call locates booked, materials ordered, start date confirmed. A realistic window, not an optimistic one.
Excavation, base, compaction, install. Site cleaned at the end of each day — you still have to live there.
We walk it together before final payment. Anything on your list gets fixed, then we're back if settling shows up.
Questions
In rough order: paint, flooring, decluttering the exterior, and fixing anything that reads as deferred maintenance — a settled walkway, a tired front step, peeling parging. Kitchens and bathrooms rarely return their full cost at sale unless they are genuinely failing.
Paint and flooring on a typical house is one to two weeks. Front-of-house hardscape depends on the season — in winter that work waits, and we will tell you that rather than take the booking.
Either. Agents usually want one contact, one scope and a date. Owners usually want to understand the trade-offs. We can run it whichever way suits.
Only if it is visibly failing. A sunken, weed-filled driveway reads as neglect across the whole property and is worth fixing. A tired but sound one is usually better left, with the money spent on paint instead.
Service area
Close enough to come back if something needs attention — which matters more than it sounds.
